A commercial kitchen is one of the most demanding environments any building services engineer will ever work in. Grease, heat, steam, smoke and cooking odours are produced in volume, hour after hour, service after service. Get the ventilation right and your kitchen stays safe, compliant and comfortable enough for staff to work a full shift. Why Kitchen Ventilation Is Not Optional
Commercial kitchen ventilation is governed by regulation, not preference. Under UK guidance — principally DW/172 (the specification for kitchen ventilation systems) and the Building Regulations — extraction must remove heat, moisture, grease and combustion products effectively and safely. A poorly ventilated kitchen is not just uncomfortable; it is a genuine hazard.
The costs of getting it wrong are real and commercial:
- Fire risk — grease accumulation in canopies and ductwork is a leading cause of commercial kitchen fires, and can invalidate your insurance if the system is not cleaned to standard.
- Failed inspections — environmental health and fire safety officers scrutinise extraction, and shortcomings can stop you trading.
- Staff welfare — excessive heat and poor air quality drive absenteeism and turnover in an industry already struggling to retain chefs.
- Odour complaints — poorly filtered exhaust can trigger disputes with neighbours and the local authority, and even planning enforcement.
The Core Components of a Kitchen Ventilation System
A well-designed system is more than a canopy and a fan. The elements need to work together to balance the air in the space.
Extraction canopy and grease filtration
The canopy captures rising heat and contaminated air directly above cooking equipment. Baffle filters strip out grease before it enters the ductwork, protecting the system and reducing fire risk. Canopy sizing and capture velocity must match the equipment beneath it — a canopy that is too small or badly positioned will let heat and smoke spill into the room.
Ductwork and extract fan
Ductwork carries contaminated air to a safe discharge point, usually at roof level and away from openable windows. It must be accessible for cleaning and correctly rated for the temperatures involved. The extract fan is sized to move the required air volume against the resistance of the whole system.
Make-up (supply) air
This is the element most often overlooked. Air extracted from a kitchen has to be replaced. Without a properly balanced supply of make-up air, the kitchen goes into negative pressure — doors become hard to open, fire doors are held ajar, gas appliances can be starved of air, and the extract system simply cannot achieve its rated performance. A balanced system supplies fresh, tempered air to match what is being drawn out.
Ventilation and Air Conditioning Working Together
Extraction alone does not make a kitchen comfortable. During a British summer, a busy kitchen can climb well above 30°C even with the canopy running at full tilt. Integrating tempered make-up air and dedicated cooling — often using efficient systems from manufacturers such as Daikin and Mitsubishi, with whom we partner — keeps chefs working productively rather than wilting over the pass.
Front of house matters too. Odour and heat migrating from the kitchen into the dining area or bar undermines the customer experience. A properly designed scheme keeps the kitchen under control and protects the atmosphere your customers are paying for. Where air quality across the wider premises is a concern, dedicated air purification can complement the extraction system.
Compliance and Cleaning: The Ongoing Obligations
Installing the system is only the beginning. Grease extract systems must be cleaned to the standard set out in TR/19, at a frequency dictated by how heavily the kitchen is used — heavy-use kitchens may require cleaning every three months. Crucially, most commercial insurers require documented evidence of this cleaning. If a fire occurs and you cannot prove the ductwork was maintained to standard, a claim can be refused.
This is where a planned maintenance relationship pays for itself. Regular servicing keeps filters, fans and controls performing, catches problems before they become breakdowns, and produces the paper trail your insurer and inspectors expect. Common Mistakes We See
Over three decades of working in commercial kitchens, the same avoidable problems come up repeatedly:
- No make-up air strategy — the single most common design failure, leaving the whole system underperforming.
- Undersized extraction — specified to a budget rather than to the cooking load, so it never copes at peak service.
- Inaccessible ductwork — installed with no cleaning access, making TR/19 compliance impossible without costly remedial work.
- Neglected servicing — systems run until they fail, usually at the worst possible moment during a busy summer.
